We are pleased to share the latest progress on the Whitby development project, where our team is currently delivering Phase 1 of a modern and stylish scheme. This phase lays the groundwork for a vibrant new community, with extensive infrastructure and residential plotwork underway.
Project Overview – Phase 1 Scope
Phase 1 of the Whitby scheme includes a comprehensive package of enabling works, infrastructure installation, and plot preparation for 136 residential units. Key elements of the scope include:
Site Investigation & Design Support
– Ongoing trial pits and surveys to identify existing services and support design development.
Site Establishment
– Initial compound setup, traffic management systems, temporary haul roads, and silt protection measures.
Earthworks & Ground Preparation
– 22,000 m³ of topsoil strip and bunding for reuse
– 38,000 m³ of bulk earthworks to achieve formation levels
Drainage & Sewer Infrastructure
– 3,000 linear metres of adoptable sewers (150–900mm diameter)
– Sustainable Urban Drainage System (SUDS) basin with headwalls
– Foul water pumping station with 318m of rising main (including 93m off-site)
Roads & Footpaths
– 8,100 m² of adoptable carriageway
– 3,700 m² of adoptable footpaths
Structural Works
– 615 linear metres of masonry and Tobermore retaining walls (up to 2m height)
– Tanking to detached garages
Service Installation
– 5,400 linear metres of service trenching, surround, and backfill
Plotwork for 136 Units
– Including foundations, substructure masonry, PCC flooring systems, drainage, driveways, paving, and garden landscaping.
Progress to Date – Week 15 Snapshot
As of the end of Week 15, significant progress has been made across multiple workstreams:
Site Investigation & Establishment
– Trial pits and surveys are ongoing
– Site compound, traffic management, haul roads, and silt protection are in place
Earthworks Completed
– 9,500 m³ of topsoil strip and bunding
– 9,000 m³ of bulk earthworks
Drainage Infrastructure
– 540 linear metres of adoptable sewers (150–450mm diameter)
Roads & Carriageways
– 830 m² of adoptable carriageway laid
Plotwork Progress
– Foundations: 31 units (strip over vibro, standard strip, trench fill)
– Substructure Masonry: 29 units
– PCC Flooring Systems: 26 units
– Private Drainage & Services: 24 units
Looking Ahead
The team remains focused on maintaining momentum across all areas of the scheme. Upcoming priorities include:
– Continued bulk earthworks and sewer installation
– Expansion of carriageway and footpath construction
– Acceleration of plot work to support superstructure phases
– Installation of retaining walls
– Foul water pumping station installation
